As an owner can I have easy access to my information?
The Management Agency offers owners the ability to have 24-hour access to the status of their portfolio, statements, lease and rent status. This online facility allows owners to access their information from anywhere in the world and can act as a communication tool linked with our office. Tenants are offered similar access with details pertaining to their tenancy.
Why use a Property Manager over self-managing?
Some owners choose to self-manage, however in difficult tenancy circumstances and situations owners can find it difficult to navigate the many intricacies of the Residential Tenancies Act. It is in these times that an experienced, qualified and licensed property manager can really demonstrate their value and where they’re knowledge becomes invaluable. In an increasingly litigious society, there are many processes that need to be undertaken to ensure that an owner can demonstrate and record that they have acted appropriately and within the legal requirements, mitigating risks that owners may not be aware of.
Similarly, in a society that is time poor, outsourcing the day to day activities surrounding tenancies and removing emotion from what is essentially a financial investment is something that clients value.
What can I expect as a result of your property inspections?
It is imperative that property inspections are carried out to mitigate risk.
Upon inspection, any concerns of the tenants will be passed on to you along with any comments or recommendations we feel are appropriate and relevant. The report is specific in that it is prepared in writing along with accompanying photos of the property. We feel it is the best practice that an initial inspection is carried out whether we are appointed to take over a tenanted property or shortly after tenants have moved in and have had some time to settle. As a matter of procedure, a rental review is carried out at the same time. The report can be emailed or mailed to you, note that Inspections are part of our role and not at an additional charge to the management fee.
Is Landlords Insurance a necessity?
We highly recommend that landlords have a specific landlords insurance policy and do suggest looking at policies by specialized Landlord insurance providers. These policies are affordable and we can guide you through this process. Landlords insurance is necessary as Agents are unable to guarantee a tenant’s performance once a lease is entered into. In many cases of defaulting tenants, the rental bond falls well short of the required funds to cover rent, cleaning, and any damages when working within the required timeframes set out in the Residential Tenancies Act.
Who will be responsible for the leasing and ongoing management of my property and its tenancy?
